Brandy Marine to conduct marina analysis

SARASOTA, Fla. - Brandy Marine has been chosen  to research, analyze the marketing  potential, and provide a
design concept for a marina of 256 wet slips  plus a  240-rack dry  storage  facility  at  Costa Rica's  Punta Leona
Resort on the Pacific Ocean, the company reported in a recent press release.
Brandy Marine CEO Bruce Blomgren said the new marina will be the first on Costa Rica's Pacific coast to feature
a lock through which  vessels will enter an  elevated,  tranquil  basin. Blomgren said Brandy's experience with lock
designs has helped speed up the design and feasibility process for marinas with this feature.

Brandy will also conduct two  preliminary  revenue  and  expense proformas, one for leased slips and one for sold 
slips, for three years of operation. Blomgren said the  study will  include a report  on the area demographics, other
marinas, vessel types and uses, and other considerations  plus a design  concept  for the proposed marina and dry
storage units.

The proposed marina will consist  of 256 wet slips  including 12 megayacht  berths,  240 dry slips, fueling  facility,
dockmaster  station, and  ship  chandlery,  according  to  Blomgren.  Approximately  150  slips  will  be sold with
condominiums. The land-side development will  include 750 residential condominium  town homes and apartment
units, a 100-room five-star hotel, a mixed-use residential  retail  village with  supermarket,  boutiques,  restaurants
and bars, all directly facing the marina.
