Full service marina: Marker One is the last marina before the Florida West Coast Intracoastal ends heading North and begins heading South. Therefore, the opportunity existed for extraordinary transient services. The marina was composed of wet slips at 45% occupancy and an empty dry barn with a capacity of 85. A large and popular restaurant, not affiliated with the marina, provided a needed amenity to the marina and visibility of the facility to the general public. Upon Brandy's management, besides the empty dry barn, only 1 of 5 commercial spaces was leased. The road in front of the marina leads to a causeway to a popular and highly visited state park.

Highlights of Operations:
Under our management, the marina experienced steady and increasing occupancy and profits. Brandy designed and built the swimming pool and marketed aggressively to transient boaters from nearby locales. The dry barn operation had been abandoned. Brandy leased a forklift truck and reconfigured the barn to accommodate modern vessels. By placing boats at an angle, the small width of the older facility was compensated to handle longer and wider boats. To market this new service, Brandy offered bi-weekly "picnics" at a local popular sand bar. By providing food and drink and sport equipment, Brandy increased awareness and occupancy as only marina patrons were allowed to attend. The dry barn was filled to capacity in less than 3 months. By the beginning of the second year Brandy had fully leased all 5 commercial spaces and using their knowledge and networking within the industry, approached boat manufacturers with whom Brandy had personal relationships, to occupy an average sized boat display and dealership area. Further, spaces in the corner of the dry barn could not accommodate boats and had been used for junk storage. Brandy reconfigured the barn to allow for "corner build out" accommodating 2 additional commercial leases.
